You must be an active college student-athlete in good standing with your institution.

Common Questions
FREQUENTLY ASKED QUESTIONS
Does NIL income really count for a mortgage?
Yes. NIL income — including endorsements, sponsorships, and social media deals — can be documented and used as qualifying income for a mortgage. Kathleen specializes in helping athletes structure this documentation correctly.
What does 'zero down' actually mean?
Certain loan programs allow you to purchase a 2–4 unit owner-occupied property with no down payment. You live in one unit, which qualifies the property as your primary residence — unlocking these favorable loan terms.
Can I run a business out of the building?
Yes. You can use up to 50% of the total square footage for commercial or business purposes while still qualifying for residential financing.
What if my NIL income is inconsistent?
Inconsistent income is common for athletes. Kathleen will show you how to document and present your earnings in a way that satisfies lender requirements, even with variable income streams.
